The Courtney at Lake Shadow

The Courtney at Lake Shadow in Maitland, Florida overcame several site challenges. The City of Maitland required low density along the city street, so 7 two-unit carriage buildings serve as a low density buffer. Financial pro formas showed that density needed to be at 20 units per acre and structured parking would be cost prohibitive. Water retention was handled by a special exfiltration system under the parking. The rest of the apartment units exist in 3 urban infill buildings.
