Reimagining the Winter Park Village to be a healthy and inclusive 18-hour community with new parks and public squares.

Winter Park Village is undergoing a transformation into an incredible new modern village environment. Unique zones offer visitors an array of choices, from playful and energetic outdoor spaces to sophisticated and stylish visual installations.

Commissioned by developer client Casto, Charlan Brock Architects assembled a highly creative and innovative team. CBA, Prismatic, Dix.Hite+Partners, and The Memoir Agency collaborated with Casto and leasing specialist Colliers to develop a truly curated experience. The overall strategy and narrative formed during the vision process, developed through conceptual explorations and imaginative ideas to reinvigorate the public space.



Our concept was rooted in the creation of a contemporary village with a heavy focus on placemaking, where entertainment, gathering, retail, events, and dining blend together. Prismatic refined the vision with clarity and a deep understanding of the market. Dix.Hite+Partners advocated for the pedestrian experience and maximizing connectivity. The Memoir Agency’s specialty in immersive storytelling allowed the scope to grow beyond expectations. Together, the team created four themed zones: Lure, Enchant, Amuse, and Unwind.



Lure is the gateway, fusing landscape and hardscape designs along with strong branding opportunities that magnetize visitors into the village. Enchant is sophisticated and artful with visual installations and stylish outdoor areas that compel visitors to linger. Amuse is playful, entertaining, and energetic with outdoor spaces for gathering, accented by sights, sounds, games, plenty of eateries, and anchored by the Regal Theatre. Unwind is subdued and sublime with experiences rooted in lush parklets.

The architectural vocabulary is an opportunity to reinforce the vision for the new Winter Park Village. The new theatre is a beacon. The large curved LED screen allows brings the theatre outside and allows the theatre itself to engage the street and draw visitors in.

Pedestrian studies provided insight into opportunities for connectivity. Parklets and a main linear park lawn create an oasis that breaks up our current sea of parking lot pavement and inspires new destinations for visitors as they park and stroll through the village. While patrons wait for their reservations at neighboring restaurants they can linger longer and extend their experience in the Village thanks to the additional retailers based in these new outdoor spaces.
