Lofts at Winter Park Village Urban Apartment

A former department store was reinvented with about 49,000 square feet of retail  on the first floor and 58 loft apartments on the second. The 16 ft. ceiling heights on the upper floor were advantageous for lofts, but the 200 by 300 foot building floor plate made it impossible to give all units exterior exposure. The innovative solution, was to locate 22 units facing a sky lit central atrium, partitioned to give each one an all weather outdoor private living space. Exiting provisions were crucial and a high rate of air exchange was essential. To provide utilities to the loft, that were built on top of the existing floor structure, sleeping areas were raised 3 ft. above the main floor to create plenums. This also helped to create low privacy partitions. Long interior corridors were mitigated with jogs and accent areas where lighting concentrated on artworks.
